New Jersey property taxes and housing costs are among the highest in the country, but the ANCHOR program may provide some financial relief for eligible homeowners and renters.
The Affordable New Jersey Communities for Homeowners and Renters programābetter known as ANCHORāprovides property-tax relief to New Jersey residents who meet certain income and residency requirements.
Depending on your situation, you may qualify to receive between $450 and $1,500.
Here is what New Jersey residents need to know.
How Much Could Homeowners Receive?
Eligible New Jersey homeowners may receive:
- $1,500 if their 2025 gross income was $150,000 or less
- $1,000 if their 2025 gross income was between $150,001 and $250,000
To qualify, you must have owned and occupied your New Jersey home as your principal residence on October 1, 2025.
The home must have been your primary residenceānot a vacation home, investment property, or second home.
How Much Could Renters Receive?
Eligible New Jersey renters may receive:
- $450 if they were age 64 or younger in 2025
- $700 if they were age 65 or older in 2025
Renters must have had a 2025 gross income of $150,000 or less and must have rented and occupied their principal New Jersey residence on October 1, 2025.
Not every rental property qualifies, so renters should review the stateās complete eligibility requirements before applying.
What Is the Application Deadline?
The deadline to submit a 2025 New Jersey property-tax relief application is:
November 2, 2026
ANCHOR payments are expected to begin on a rolling basis starting September 15, 2026. According to the New Jersey Division of Taxation, applicants will generally receive their payment within 90 days of filing, unless additional information is required.
Do Seniors Need a Different Application?
New Jersey residents who were 65 or older or who receive Social Security disability benefits should use the combined PAS-1 application.
The PAS-1 allows eligible residents to apply for multiple New Jersey property-tax relief programs through one application, including:
- ANCHOR
- Senior Freeze
- Stay NJ
Eligibility requirements differ for each program, so completing the PAS-1 does not automatically guarantee eligibility for every benefit.

Visit anchor.nj.gov to review the official eligibility requirements and submit or confirm your application.
Before completing the process, make sure you have the necessary income, residency, and property information available. Once your application is submitted, save the confirmation for your records.
